-는 것 같다 expresses a guess or a tentative opinion - 'it seems that', 'apparently', 'I think that'. How it is conjugated depends on the word class and the tense. Key patterns: It seems to be... / apparently it is...; It seems... (a present quality); It seems to have....

Options: 는 · 아는 · 은 · 을
는. A verb in the present takes 는 것 같다: 자는 것 같아요 means 'it seems he is asleep'.
Options: 것 · 수 · 적 · 줄
것. For the future: -(으)ㄹ 것 같다. 올 것 같아요 means 'it will probably rain'.
Options: 이 음식이 맛있는 것 같아요. · 이 음식이 맛있어는 것 같아요. · 이 음식이 맛있은 것 같아요. · 이 음식이 맛있을는 것 같아요.
이 음식이 맛있는 것 같아요.. 맛있다 ends in 있다, so in the present it takes 는 like a verb: 맛있는 것 같아요 means "it seems delicious". 은 is never used after 있다/없다.
Options: 그 사람이 집에 가는 것 같아요. · 그 사람이 집에 간 것 같아요. · 그 사람이 집에 갈 것 같아요. · 그 사람이 집에 갔는 것 같아요.
그 사람이 집에 간 것 같아요.. For a verb in the past: verb + ㄴ/은 것 같다. 가다 gives 간 것 같아요, 'it seems he has gone'.
Options: 이 방법이 더 좋는 것 같아요. · 이 방법이 더 좋아는 것 같아요. · 이 방법이 더 좋은 것 같아요. · 이 방법이 더 좋이 것 같아요.
이 방법이 더 좋은 것 같아요.. 좋다 is an adjective ending in a consonant, so 은 것 같다: 좋은 것 같아요 means 'I think it is better'.

바쁜. Present adjective: a vowel stem + ㄴ 것 같다, giving 바쁜 것 같아요. The sentence means "Minsu seems busy these days."
Options: 오는 · 오은 · 와는 · 왔는
오는. Present verb + 는 것 같다 gives 오는 것 같아요, "it seems to be raining". The sentences mean "It looks like it is raining outside. Take an umbrella."
Options: 먹어는 · 먹었는 · 먹었은 · 먹은
먹은. Past verb + (으)ㄴ 것 같다 gives 먹은 것 같아요; 먹었는 것 같아요 is wrong. The sentences mean "My younger sibling seems to have eaten all the cake. There is none left."
Options: 추울 · 추웃을 · 추워을 · 춥을
추울. Future guess: -(으)ㄹ 것 같다. 춥다: ㅂ becomes 우, giving 추울 것 같아요. The sentence means "I think it will be cold tomorrow."
Options: 는 · 은 · 이는 · 인
인. Noun + 인 것 같다 (이다 becomes 인). 선생님인 것 같아요 means "seems to be a teacher". The sentence means "That person seems to be a teacher."

는. Adjectives ending in 있다/없다 take 는 in the present: 재미있는 것 같아요. The sentence means "That movie seems fun."
Options: 그녀는 책을 읽는 것 같아요. · 그녀는 책을 읽어는 것 같아요. · 그녀는 책을 읽은 것 같아요. · 그녀는 책을 읽은는 것 같아요.
그녀는 책을 읽는 것 같아요.. For something happening now use verb + 는 것 같다: 읽는 것 같아요. 읽은 것 같아요 means "seems to have read", the wrong time. The sentence means "She seems to be reading a book."
Options: 어제 비가 오는 것 같아요. · 어제 비가 온 것 같아요. · 어제 비가 올 것 같아요. · 어제 비가 왔는 것 같아요.
어제 비가 온 것 같아요.. For a past event use verb + (으)ㄴ 것 같다: 온 것 같아요. 왔는 것 같아요 is wrong, and 오는/올 do not fit 어제. The sentence means "It looks like it rained yesterday."
